Due to the many activities we offer and the nature of this unique property, there are inherent risks associated. Guests assume all responsibility for their actions and agree to use amenities responsibly and never under the influence of any substance. Guests agree to exercise caution while roaming the wooded property and uneven terrain. Hosts are not responsible for any injuries or other harm that may occur on the property. By booking this property, Guests assume this responsibility and agree to this liability disclaimer. An additional liability waiver will be sent to the Guest after booking. Only one waiver is needed to be electronically signed by the person creating the booking on behalf of the entire party. The entry code will not be provided until the liability waiver is signed.

Refund Policy 

We understand life happens. However, as a blue collar working family, last minute cancellations are a significant blow to our finances. Therefore, in order to be fair and understanding with our guests while giving ourselves enough time to offer another booking, we have set the following policy:
You can cancel for a full refund up to 30 days prior to your stay. If you cancel after 30 days but within 7 days from the start of your stay, you will be refunded 50% of the nightly price after tax (any packages or add-ons booked will be entirely refunded). There are no refunds for cancellations within 7 days of your stay. Any packages or add-ons are eligible for a full refund if cancelled 24 hours prior to the stay. Last minute bookings (7 days or less prior to the stay) are not refundable. A 3.75% processing fee will be deducted from all refunds as this is charged by the payment processor and not the Hosts. If a stay is terminated abruptly by either the Guest or the Hosts due to policy violations, a refund will not be issued under any circumstance.

Events and Additional Guests

An "Event" is defined as any occurrence involving additional guests beyond those specified in the original booking for the property. It is essential that events be disclosed via text at (919) 302-2786 or by email at info@thehudsonhomestead.com. All events subject to approval. If approved, Guests will receive instructions on how to pay the associated event fee.

**Event Fee Structure:**
Small Event (fewer than 20 guests): $150
Large Event (fewer than 40 guests): $300
Events exceeding 40 guests are not permitted.

Guests may cancel their stay if their event is not approved, provided it is within the specified cancellation period. We encourage Guests to reach out via email to inquire about their event prior to making a booking. Requests should include event times, the purpose of the event, the approximate number of guests, and any vendors who may be present on the property. Unapproved events and/or additional guests will incur an event fee and may result in the immediate termination of your stay.

The following activities/events are prohibited and will result in immediate termination of your stay without a refund:
- Disruptive or violent conduct during an event (e.g., yelling, physical altercations, excessive horseplay)
- Involvement of law enforcement
- Discharging a firearm
- Loud music after 10 PM
- Open invitation or pay-per-entry events (events without a predetermined guest list and/or that charge an entry fee)
- Use of illegal substances
- Tampering with or disabling the security system
- Igniting fires in unapproved areas
- Any behavior that could lead to expulsion from a hotel. We kindly ask that Guests respect the land, the animals, and the surrounding community.

While we accommodate events, please note that the Hudson Homestead is NOT an event venue and will not be responsible for setup, takedown, or providing additional furniture or decor. The event fee is intended to cover the additional wear and tear on the property. Guests are responsible for removing all event furniture and supplies, as well as disposing of trash. Failure to comply will result in additional cleaning fees.

Important Property Details

Noise: The property is adjacent to the historic 1840s CSX Railway, where a train typically passes by once a day or less, although the schedule may vary. Additionally, there is a retired rooster on the premises who is gentle and friendly, but may occasionally crow. The property is also situated near the Wake Forest fire station, and sirens may be heard from time to time. Please note that no credits or refunds will be issued due to the potential for noise as described above.

Pests: This is a wooded lot with a vibrant ecosystem, and it is reasonable to expect the presence of insects. The interior of the home and the porches are treated for pests bi-weekly; however, natural repellents are used throughout the rest of the yard. This approach helps pollinators and ensures that our chickens, which feed on the insects, and their eggs remain free from toxins. We value and respect the natural life on the property and kindly request that you do the same. Should additional pest control treatment be required inside the home, please contact the Host. No refunds or credits will be issued due to naturally occurring wildlife.

Fireplace: There is a wood-burning fireplace in the living room, however it is not currently operational as we wait to have it inspected and ensure it is safe to use. Do NOT attempt to use the fireplace.

Septic: The property is on a septic system, please do not flush anything other than toilet paper down the toilets and ensure only liquids are being disposed down the sink drains.
